These Terms of Service apply to this Weekendaz Villa website. By using the site or submitting an enquiry, you agree to these terms. A villa reservation is not created on this website; reservations and payments are completed through Airbnb.
1. Who we are

2. Website purpose and eligibility
This site provides property information, photographs, policies and a way to make enquiries. You must be at least 18 years old and legally able to enter a contract to submit a booking enquiry or make a reservation. You agree to provide accurate, current information and not impersonate another person.
3. Reservations, pricing and availability
Submitting a form, email or phone enquiry does not hold dates or confirm a stay. Availability, rates, taxes, fees, currency, payment schedule, security or damage terms and cancellation conditions are shown by Airbnb for your trip. A reservation is confirmed only when Airbnb issues a reservation confirmation. View the live listing on Airbnb.
4. Refunds and cancellations
Refunds and cancellations are governed by the policy displayed for your exact dates during Airbnb checkout and in your reservation confirmation, together with any mandatory Airbnb rebooking, refund or disruptive-event policy. The current listing setting is Firm for stays under 28 nights and Firm Long Term for stays of 28 nights or more. Read our Booking & Refund Policy before reserving.
5. House rules and guest responsibility
The booking guest must ensure that all guests and approved visitors follow the Airbnb reservation terms and house rules, including the 24-person overnight limit, no-pet rule, indoor-smoking prohibition, safety requirements and event restrictions. The booking guest may be responsible through Airbnb for damage, excessive cleaning, unauthorized visitors, prohibited conduct or other losses caused by their group.
6. Events and optional services
Events, outside visitors, chef service, groceries, drivers and group transportation require advance discussion and may involve separate fees, conditions and third-party providers. A website reference to a service is not a guarantee of availability. Third-party providers remain responsible for their own performance, licensing, insurance and conduct to the fullest extent permitted by law. 7. Acceptable use
You may not misuse the website, attempt unauthorized access, introduce malicious code, scrape or reproduce content at scale, submit fraudulent enquiries, interfere with operation, or use the site in a way that violates law or another person’s rights.
8. Intellectual property
The Weekendaz name, logos, website design, copy and villa photography are owned by or licensed to Weekendaz Villa. You may view and share links for personal trip planning, but may not copy, modify, sell, publish or commercially exploit the content without written permission.
9. Accuracy and third-party links
We work to keep the site accurate, but availability, amenities, policies and third-party information can change. Check Airbnb and your reservation confirmation for the current booking terms. Links to Airbnb and other services are provided for convenience; their own terms and privacy policies govern your use of those services.
10. Disclaimers and liability
To the fullest extent permitted by law, the website is provided “as is” without a promise that access will always be uninterrupted or error-free. Weekendaz Villa is not liable for indirect, incidental, special or consequential losses arising only from use of this informational site. Nothing in these terms excludes liability or consumer rights that cannot lawfully be excluded.

12. Changes, law and disputes
We may update these terms by posting a revised effective date. Changes do not retroactively alter an already confirmed Airbnb reservation. These website terms are governed by the laws of Jamaica. The courts of Jamaica have jurisdiction, subject to any mandatory consumer right to use another forum or dispute process.
