Firm policy for stays under 28 nights

• All standard shorter-stay policies include a 24-hour full-refund period after confirmation when the reservation was confirmed at least seven days before check-in.
• After that period, a cancellation at least 30 days before check-in receives a full refund, including taxes.
• A cancellation between seven and 30 days before check-in receives a 50% refund, including full taxes.
• A cancellation fewer than seven days before check-in generally receives only a refund of pro-rated taxes.

Firm Long Term policy for 28+ nights

• A cancellation at least 30 days before check-in receives a full refund, including taxes.
• After that point, the guest generally pays for nights already spent plus the next 30 nights. If fewer than 30 nights remain, the remaining nights are generally payable.

When a different refund rule may apply

Airbnb may override the standard policy for a covered Major Disruptive Event, a qualifying reservation issue, a host cancellation, or another situation covered by Airbnb’s policies. If the host cancels before check-in, Airbnb states that the guest receives a full refund. Report a reservation issue to Airbnb promptly and follow the deadline shown in its policy.

Any discretionary refund or payment adjustment must be documented and processed through Airbnb. Weekendaz Villa does not take booking payments through this website.

Reservation and guest rules

• The overnight maximum is 24 registered guests, based on two guests per queen bed.
• Check-in is after 3:00 PM and checkout is before 12:00 PM unless Airbnb confirms an approved exception.
• Pets are not permitted. Indoor smoking is prohibited and Airbnb lists a US$300 indoor-smoking penalty, plus responsibility for additional cleaning or damage.
• Children must be closely supervised around the pool, hot tub, water slide and play structures. The pool and hot tub do not have a gate or lock.
• The booking guest is responsible for the conduct of their group, following house rules and reporting damage promptly.

Events, visitors and optional services

Weddings, reunions, celebrations and additional visitors require written approval before booking. Approved events must remain in designated outdoor areas; indoor access is limited to registered overnight guests. A separate event fee, attendance limit, schedule and vendor requirements may apply.

Chef and transportation services are optional, priced separately and subject to availability. Groceries are separate from chef fees. Third-party providers are responsible for their own services, while Weekendaz will help coordinate introductions and logistics.
